Kick off your shoes and relax in our stylish c1820 Vermont farmhouse. Go barefoot or wear your favorite flip-flops or crazy socks if you like – all around the house! Our Woodstock, Vermont inn is deliberately small to encourage an at-home feeling with personable hospitality without being intrusive. So let your hair down and chill out! We’re a “low-rules” kind of place but there are a few business protocols that are important to know.

Minimum Night Stay
A two night minimum is required for all peak periods and many weekends. Call to discuss extenuating circumstances which may warrant exceptions. Sunday stays can be used to meet two night minimums on weekends.
A 50% deposit is required to secure all reservations. Full advanced payments are required on all one night stays and on all reservation dates during Dartmouth graduation. Deposits do not include taxes.
Early departures on multiple night stays will be charged for the entire length of the reservation.
Daily rates are per room, single or double and include a full breakfast. There is a two person maximum in all guest rooms.
We exercise a 14 day cancellation policy on all reservations. Guests will receive a refund if the cancellation is made 14 days in advance of the arrival date less a $50 service fee. A 30-day cancellation is required on all Peak Period reservations (Mid-September through mid-October). This 30-day cancellation applies to the Dartmouth graduation period and on all multiple room reservations.
Deer Brook is a non-smoking facility. We do, however, provide a designated smoking location outside and away from the buildings. Persons who violate this restriction will be asked to leave and will be charged for the entire reservation period. An additional $250 will be charged for any necessary cleaning due to smoke retention in fabrics or carpets.
Deer Brook is a pet-friendly property but limited to reservations of the first floor Suite. Some exclusions apply such as high occupancy periods and weight limits. There is no nightly pet fee, but an additional $250 deposit is required to cover any necessary cleaning and/or damage. An inspection of the Suite is required at check-out. Specific guidelines apply regarding walk areas and clean-up. No pets may be left unattended at any time. Please call the Innkeeper to discuss restrictions and exclusions prior to making a reservation.
Breakfast is served in the dining room between 8:00a – 9:30a. We are happy to accommodate alternative times and dietary restrictions upon request. Coffee is available in the dining room beginning at 7:00a.
Evening Hospitality Hour begins at 5:30 and is hosted in the main Gathering Room and Dining Room, or in good weather, on the patio or rear lawn.
Parking is complimentary and there is no daily service fee. All gratuities are at the discretion of guests.
9% Sales tax + 1% Local Lodging Tax = 10% total tax
